1-BEDROOM 8-PLEX & 2 OR 3-BEDROOM 4-PLEX
Our apartment communities are developed with each containing 1-bedroom 8-plexes, 2-bedroom 4-plexes, and 3-bedroom 4-plexes. The exact mix may vary by community, but typically each community will have approximately the same number of 1 & 2-bedroom buildings, while then having about half the number of 3-bedroom buildings as there are 1-bedroom buildings.
All properties are now sold in 5-buidling packages that typically consist of two 1-bedroom 8-plexes, two 2-bedroom 4-plexes, and one 3-bedroom 4-plex. On occasion the package can vary depending the availability per community as they are assigned to Investor-Purchasers.
Pre-Sale Agreements are reserved in Individual names of a 5-buidlings package, and you may also list a company name as well if you choose. All final sales contracts when available to fulfill Pre-Sale Agreements are to be closed in a company (Corp, LLC, etc.) as a non-owner occupied loan with a personal guarantee from the Investor-Purchaser.
While we utilize some temporary investment strategies to help you acquire the properties with no money out of your own pocket, after construction completion and leasing out of your properties, you are the sole 100% owner of the properties and LLC's that contain them in order to give you privacy and liability protection.
Your properties are not partially owned by SCDC, a partner, a REIT, a syndication, or anyone else. While you may be grouped with other investors that finance individual buildings in a multi-family community, whether that be 5 buildings, 50 buildings or more, each unit that you own is 100% yours only.
