From your very first investment purchase with SCDC, even as a 1st time investor, you may be able to invest in and purchase 1 to up to 5 multifamily fourplex or eightplex units. Each fourplex or eightplex is treated as a separate business and purchased within a separate LLC by you. While most of the time, each complex that you purchase will be with a different lender, sometimes our lenders will finance multiple complexes for you at the same time.
While you are the ultimate owner of each complex, each is managed as a separate business, creating multiple streams of income for you. You could, for example, purchase 2 fourplexes and 3 eightplexes in your first round of investments with SCDC, even while still bringing $0 to close out of your own money and savings. One year after that, or within 6 months of your properties' having stable rent, you could then repeat the process by investing in purchasing the same amount of properties again.
This potential income can help certain individuals with zero real estate investment experience become financially free in a relatively short period of time. For example, if (please read all of our disclaimers) each fourplex or eightplex earned you $18K per year, owning 5 your first year would have a potential income of up to $90,000 or more.
