Having equity in any investment property usually only happens after giving huge down payments around 20% to 25%, or more when you purchase the property. Of course this will give you equity in your property at closing. So it's even more amazing to have ANY EQUITY when purchasing one of your investment fourplexes with $5000 down out of your pocket, and $0 closing costs out of your pocket!
Our amazing ability to structure investment deals that are win-win-win-win for everyone involved still gives you a small amount of equity in each fourplex, usually somewhere around 3%. That may not sound like much, but it's significant considering the dynamics of how you get into our properties.
Also, since the initial lender's appraisers are usually very conservative when valuing the property for financing, you could very well find that within a year or less of rent rolls being produced, a subsequent new appraisal valuation of your property may show significant appreciation, thus giving you even more equity than at closing.
