Our community developments are each set up either as a 3 bedroom fourplex, or a 1 bedroom eightplex. We do this because all of our exterior buildings are created from the same exterior premium psi insulated pre-fabricated concrete mold, allowing us to save you money. For our price points and profit margins for you, 2 bedrooms are not financially feasible for this mold.
While in some situations you are allowed or may choose to buy a single property in your personal name, we recommend that you use LLC's for your property holdings. We recommend a single parent LLC, and separate child LLCs for each fourplex or eightplex, even if in the same community. You will learn more about this process during a consultation with us, and with our attorneys as well.
While we utilize some temporary investment strategies to help you acquire the properties with no money out of your own pocket, after construction completion and leasing out of your properties, you are the sole 100% owner of the properties and LLC's that contain them in order to give you privacy and liability protection.
Your properties are not partially owned by SCDC, a partner, a REIT, a syndication, or anyone else. While you may be grouped with other investors that finance individual buildings in a multi-family community, whether that be 5 buildings, 50 buildings or more, each unit that you own is 100% yours only.
