S.H.A.R.E. COMMUNITY DEVELOPMENT CORP (SCDC) is a Houston, Texas-based startup developer and builder of multifamily apartment communities featuring 1-, 2-, and 3-bedroom 4plexes and 8plexes. We are on the cusp of explosive growth and seek entrepreneurial leaders with sales and management expertise to lead a US territory division and take it from 0 to 100. We are seeking Remote Regional Sales Managers to join the team and help us with our growth plans.

COMPENSATION AND BENEFITS


When you begin as a Regional Sales Manager with SCDC, you will receive income that is 100% COMMISSION ONLY, with significant income potential.  Successful Regional Sales Managers earn overrides on their entire team that can exceed $1,000,000 annually, and should never be less than $300,000 annually, including the first year. Regional Sales Managers are also eligible for direct sales commissions they make themselves, including the overrides for those as Regional Sales Manager.  We offer UNCAPPED commissions with no limit on what you can earn. Finally, you can get paid for the work and time you invest.

You can build a sales team that essentially generates passive income for you and your family! We sell a very high ticket product, so only 60 sales for the year from your entire team will provide a $300,000 income in the first year. For a team of 5, that’s only 12 sales a year each. Or for a team of 10, that’s only 6 sales per year each. You determine what size team you want to hire and manager in your territory. Also, 1 client can actually equal 5 sales or more, to further multiply your opportunity for potential significant income.

If you meet the sales goals and expectations as a Regional Sales Manager, there is an opportunity to become Chief Sales Officer with a significant salary, full benefits package (medical, dental, vision, life, long-term disability, accidental death, dismemberment coverage, etc.), employee profit sharing, and bonuses on the entire sales performance of the company.  A potential Chief Sales Officer role would require relocation to our home office in Houston, Texas with relocation expenses covered.  

PURPOSE OF THE JOB


You are required to develop and oversee a sales team to drive company revenue for a given territory.

The Territories are (although remote and no travel mandatory):

1) SOUTHWEST TERRITORY: Texas, Arizona, Oklahoma, New Mexico

2) SOUTHEAST TERRITORY: Louisiana, Arkansas, Florida, Mississippi, Alabama, Georgia, South Carolina, Tennessee, North Carolina, Virginia, West Virginia, Kentucky

3) NORTHEAST TERRITORY: District of Columbia, Maryland, Delaware, New Jersey, Pennsylvania, New York, Connecticut, Rhode Island, Massachusetts, New Hampshire, Vermont, Maine

4) MIDWEST TERRITORY: Ohio, Michigan, Indiana, Illinois, Wisconsin, Missouri, Iowa, Minnesota, North Dakota, South Dakota, Nebraska, Kansas

5) WEST TERRITORY: Alaska, Utah, Colorado, Wyoming, Montana, Idaho, Nevada, California, Oregon, Washington, Hawaii

The ideal candidate should reside within the territory, but that is not mandatory since the position is remote.

SCOPE

 

  • Recruits and Manages a Team of 5 or more Outside Business Development Specialists across a large geographic region.
  • Responsible for generating Pre-Sales for our multifamily apartment building projects.
  • The Regional Sales Manager is responsible for the overall coordination, functional management, and leadership of all sales activities of the business within their assigned territory.
  • This position currently reports directly to the Founder | Chairman of the Board | CVO.

5 ESSENTIAL JOB FUNCTIONS


1) Advertise, Recruit, Interview, Hire, and Onboard Your Sales Team:

• Drive sales performance through acquisition and development of exceptional talent.
• Develop, write, run, and manage job ads for building your sales team.
• Manage, organize, interview, and make hiring decisions for members of your sales team.
• Onboard your sales team members according to company procedure with all paperwork
• Continuously recruit new talent to keep sales team producing and improving as needed.
• Report on team and individual performance and status weekly

2) Develop sales documentation, support materials, training guides and implementation:

• From the materials provided by SCDC, further develop sales materials as needed.
• Develop sales training guides for your sales team.
• Develop sales tracking and management procedures for your sales team.
• Establish sales territories, quotas, and goals for the sales team.
• Develop plans for the sales team that defines the strategy/actions required to achieve goals and growth objectives.

3) Manage and mentor your sales team (direct reports) in their efforts to attain goals:

• Hold weekly one on one meetings (phone or virtual) for training, progress, and support.
• Review all leads and prospects and advise on key aspects of the best closing procedure.
• Provide final sales support by helping to close any potential clients within your team.
• Manage the performance of the team and provide ongoing coaching to obtain goals.
• Facilitate training activities with sales team by joining phone or video calls to enable sales agents to present independently in the future.

4) Engage and sell to clients in the region:

• Engage clients both independently (when desired or the opportunity presents itself) and in concert with the local sales team.
• Present SCDC’s capabilities and complete product offering to real estate investors for purchase using professional presentations and other effective means.
• Utilize a Consultative Selling approach to uncover client pains and gains to maximize value for the client.
• Participate in various networking group activities, professional organizations, and trade shows in order to develop new leads and clients for yourself and/or your sales team.
• Coordinates with SCDC’s ownership to align resources to resolve sales needs and objectives.

5) Provide feedback, constructive criticism, and creative ideas for better strategic sales plans to Founder:

• Advise on key specifications and aspects of sales projects as needed.
• Provide technical advisement for process upgrade opportunities.
• Monitor market conditions, product innovations, and competitors' products, prices, and sales.
• Recommends sales strategies for improvement based on market research and competitor analyses.
• Influence leadership to adopt innovative ideas, products, and/or approaches when necessary.

EDUCATION AND EXPERIENCE


• Experience:  Minimum 10+ years of experience in sales team management, sales training, sales closing experience in either real estate, investment, or a financial service industry. Experience leading a team of sales professionals is required. Experience managing a multi-channel sales region preferred. Has developed and executed tactical sales plans including quotas and account objectives. Proven track record of sales growth and success.

• Education: Bachelor’s Degree in Business, Finance, Communications, or a similar field preferred. MBA or higher degree preferred. 20+ years of Experience in lieu of education is accepted.

• Skills:  Effective influential, Persuasion, negotiation, selling, and closing skills with previous sales experience a MUST, Strong interpersonal skills, including effective presentation and listening skills, Excellent written and oral communication skills, Excellent analytical, attention to detail, and problem-solving skills.

KNOWLEDGE AND ABILITIES


• Knowledge:  Knowledgeable and proficient in the Microsoft Suite of products (Excel, Word, PowerPoint, Outlook, Teams), Has a solid understanding of business, financials, markets, and the needs of the client.

• Abilities:  Ability to manage, coach, counsel, discipline and develop employees, Ability to generate and manage leads, opportunities, and contract negotiations to close business, Ability to build rapport with sales team and clients, Ability to interact with clients in live and virtual environments and proficiency with technology, Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, investment and proforma data, Ability to prioritize workload and meet time sensitive deadlines. Ability to adhere to all compliance guidelines.
